Q: Who are the the Board of Directors?

The elected Directors of Westland Plaza Gardens Condominium are responsible for overseeing building operations, ensuring proper management, and making decisions in the best interest of the community. The current board members are: 

Felix Garcia - Director of the Board (President)

Lissette de la Paz - Director of the Board (Treasurer)

Whitman Nuñez - Director of the Board (Secretary)

The Board of Directors may, from time to time, pursuant to the condominium by-laws, elect Officers of the Board to aid in carrying out the interests of the Directors. These individuals do not have votes, but are authorized to act on behalf of the Directors of the Board in carrying out the operations of the condominium. Any communication from a Director or duly appointed Officer of the Board is to be construed as an official communication from the Association of Westland Plaza Gardens and should be responded to as such.

Q: How much are the monthly association dues?

A: For 2 Br / 1.5 Bath units: $320 (Apt 3, 4, 5, 6, 7, 8, 15, 16, 17, 18, 19, 20, 21, 22, 23, 24, 25, 26, 33, 34, 35, 36, 37, and 38)

For 1 Br / 1.5 Bath units: $243 (Apt 9, 10, 11, 12, 13, 14, 27, 28, 29, 30, 31, 32)

For 1 Br / 1 Bath units:    $222 (Apt 1 and 2 only)

Q: How much are the Late Fees for the monthly dues?

A: Any payment received after the 10th of the month will incur a $15 late fee and after 30 days it will begin to accrue interest at the rate of 3% per annum as allowed by the condominium by-laws. 

Q: Why am I being charged fines?

A:  In order to maintain the cleanliness and order of the building, fees may be assessed in certain cases. A fine of up to $100, in accordance with Florida statutes and condominium by-laws, may be charged to the responsible unit owner for the following violations: 

Q: What is the smoking policy?

A: This is a smoke-free building. Smoking within your home is regulated by your lease agreement with your landlord. However, smoking in the condominium common areas is expressly prohibited, especially the lobby and foyer where residents enter and exit. Anyone seen disposing of cigarette ends from their balconies onto the lawn will be fined up to $100. 

Q: Are pets allowed?

A: Pets are not allowed in the condominium.

This provision does not apply to service animals as defined by the Americans with Disabilities Act (ADA). Tenants who require a service animal must provide appropriate documentation as required by law. Emotional support animals are not considered service animals under the ADA, but may be permitted with proper documentation in accordance with applicable fair housing laws.

Q: How much is an additional parking space?

A: Every unit includes one (1) parking space and can pay for one (1) additional parking space for $10 a month. Parking spaces are assigned as they become available following a waitlist based on when each person either (a) purchased their unit or (b) signed a lease to move into a unit. If an owner either (a) sells their unit or (b) a new tenant moves into a unit, they must re-enter the waitlist for a parking space as indicated by the condominium by-laws. 

An owner who is more than 30 days delinquent on any routine or special assessments will lose access to their additional parking space and will only be able to re-enter the waitlist upon full payment of their past-due balance and applicable fees and interest.

Q: How does the Laundry work?

A: We have a laundry room open from 9 am to 9 pm 7 days a week. To use these machines, you have two options:

When you are ready to start your wash, simply tap the card on the blue Tap-to-Pay logo on the machine and the funds will be deducted from your card. You can check your balance at any time using the kiosk. 

Q: How does the waste pickup work?

A:  Trash is collected from both dumpsters—one on each side of the building—six (6) times per week, Monday through Saturday, at approximately 6 AM. For this reason, the spaces in front of the dumpsters are designated as No Parking Zones at all times. Any vehicle parked in these areas will be towed at the owner’s expense.

Q: What do I do if my car is towed?

A: Our towing contract is with Specialized Towing. Their phone number is 305-442-9696 and their address is 3235 NW 41st St, Miami, FL 33142.

Vehicles are subject to towing if they are parked in any of the following prohibited areas: blocking the gate, blocking another vehicle, occupying a reserved space without authorization, obstructing the right-of-way within the parking garage (even if parked in front of their own space), parking on the grass, or parking in front of the dumpsters.
